The fabulous Royal Lodge Casino & Spa Resort is one of its kind five-star aparthotel in Pamporovo, enviably positioned close to the centre, 3 min by car from the ski slopes. Royal Lodge Casino & Spa Resort comprises of two bodies connected with covered and heated passage. The first phase of the project named Royal Lodge Spa has been completed in December 2006 and is welcoming tourists and owners ever since. The second phase named Royal Lodge Casino was completed in September 2008.
The intention of the investors of the Royal Lodge Casino & Spa Resort was the complex to work all year round and thus generate income and pay for itself.

The total number of units in the first phase named Royal Lodge Spa is 186. At the moment are available 8 apartments that are fully furnished with the furnishing package coming as a bonus.

Property management & Letting of the complex
As much as 90% of the owners in the Spa section of the complex have currently included their apartments in the rental scheme provided by the property management team of the investors. The management structure advertises and promotes the complex, takes care to sign contracts with tour operators and assure occupancy. It organizes not only ski holidays but also special beauty and slim programs throughout the rest of the seasons for maximum occupancy of the apartments.

Maintenance of the apartments and the complex:
The annual maintenance fee for Royal Lodge Casino & Spa Resort is 804 Euros or 67 Euros per month and will cover the maintenance and upkeep of the complex, all its facilities. The fee will include:
• annual 24/7 security of the building
• 24/7 reception desk
• heating of communal parts
• day to day cleaning of the common parts
• staff for pool and spa centre including a lifeguard and a doctor
• day to day gardening
• cleaning of parking
• free transport to the ski slopes in the winter

Reservation of apartments:
Any apartment in the Royal Lodge Casino & Spa Resort can be reserved immediately with a non-refundable deposit of 1000 Euros paid into the developer’s bank account by bank transfer. The reservation deposit will hold the property reserved for twenty-eight days during which period a preliminary contract will be signed between the investor and the client.

PRICES AND AVAILABILITY
This availability list is constantly updated and valid. All prices are inclusive of VAT. The full price is declared on the title deeds. With effect from March 2008, the Municipality of Smolyan has increased the local property tax by 1 %. This now means that the additional costs, notary fees, local tax and stamp duty will be approximately 5 % on top of the purchase price, rather than the previous 4 %.
