Dobrinishte is a resort town with a population of about 3000 people, located on the site of an ancient Thracian settlement. Milada Spa complex was inspired by the atmosphere of the oldest spa resort in Europe - Karlovy Vary in the Czech Republic. Following full traditions of the most renowned balneology area of Bohemia, Milada Spa is a true follower of the good practices applied in this world-renowned spa resort. In many aspects, Milada Spa even surpasses its prototype, as it has running mineral water in the spa center and in all apartments! The mineral spa center is one of the few modern spa centers with a wide range of health treatments in Bulgaria.

Milada Spa is a gated complex designed by the most successful architectural team in the recent years "Genig Studio". The architecture is classic, similar to the style of the spa resorts Karlovy Vary and Marianske Lazne in the Czech Republic. Prices and conditions of purchase

• The prices of the apartments in the complex range from 800 Euro to 1200 Euro / sq.m. depending on the stage of construction, type and disposition of the apartment, as well as the payment method.
• The prices of studios start from 24 000 Euros, the prices of the one-bedroom apartments start from around 36 000 Euros.
When buying off-plan during the course of construction, the buyers should pay the price in several installments for a period of 6 months to 3 years.
• The prices of apartments will increase during the construction once it reaches certain stages of construction. The lowest prices will be at the initial stage of construction.
• 10% discount on the payment plan with a large down payment and a small final payment upon completion.

Management and maintenance

Professional property management is carried out by a team of professionals working for the investor and a property management company. All owners are required to pay an annual fee for maintenance of the complex to the amount of 10 Euros per sq.m, VAT calculated based on the total area of the property. The fee includes the following services:
• Organization of the sections and general equipment of the complex;
• Organization and maintenance of the security systems and sections of the complex;
• Organization of the internal and external security in the complex - security guard, common areas and parking.
• Support and assistance to the owners in order to ensure undisturbed usage of their homes and the complex as a whole.
• Organization of the payments associated with the common parts - payment of the electricity, water, common areas bills.
• Technical support, including:
- Maintenance of the plants, equipment, common areas and ongoing technical support systems, water and sewerage systems, elevator
- Preventive maintenance, management and assignment of the swimming pools in the complex /sun lounges, umbrellas, sun-terrace/;
- Prevention, maintenance of the green areas, parking and gardens;
- Organization of the sanitary-hygienic service of the complex and common areas - transportation of the waste from the complex, cleaning of the common areas;
- Covering of the other costs associated with providing the proper operation of the common parts;
- Repairs when needed.
• Marketing services including:

Dobrinishte is a known spa resort with 17 mineral springs with temperatures of 30-43°C. They are located in the northern part of the city along the river. The water is of the type hydro- sodium fluoride, odorless, with no sediments, and pleasant to drink. Dobrinishte mineral water is used by for bathing and for drinking. Its temperature is 30 to 42°C and it has unique healing properties for the locomotive system and in cases of arthritis, problems with the skin and kidney, and many others. Hydro procedures are available in the city thermal pool and at the outdoor swimming pool.

The baths are recommended and have proven effect in cases of chronic diseases of the joints, bones, muscles, tendons, chronic rheumatism, consequences of bone fractures, injuries and bruises. In addition, the water responds well to chronic diseases of the peripheral nervous system /neuralgia, sciatica, lumbago, sciatica, plexitis/, chronic gynecologic diseases and skin diseases /eczema/. The long stay in the mineral pool is the best therapy for tired muscles and for the entire body.

The mineral water from the springs in Dobrinishte has a beneficial effect in the following cases:

The construction of the complex Milada Spa will take place in four stages, as follows:
• Residence 1 "Margarita" and the outdoor pool with hot mineral water: start of the construction in April 2014 / end of the construction in April 2015.
• Residence 2 "Christina" and the colonnades with mineral water: start of the construction in May 2015 / end of the construction in May 2016.
• Residence 3 "Bohemia": start of the construction in April 2016 / end of the construction in May 2017.
• First class boutique hotel "Milada" and mineral SPA center: start of the construction in June 2016 / end of the construction in December 2017.

Important: All measures will be taken to ensure the tranquility of the residents during the construction of all phases of the complex !

Payment

Reservation
The sales prices of the apartments at Milada Spa complex are calculated according to the high status of the complex, its unique location, luxury and high quality of the materials and the completion work.
During the construction, the apartments are offered for sale off-plan at lower prices, in advance of the construction and reaching certain stage levels, the sales prices will rise.
Each apartment can be the booked immediately with a non-refundable deposit of 5000 Euros payable in cash, by credit card or bank transfer. The deposit will be reserved for the period up to the signing of the preliminary contract - within 10 days.
No agency commission is charged.

There are several payment plans:

Payment Plan

Standard Plan A
• 5000 Euro non-refundable deposit when reserving your apartment;
• 35% first installment upon signing the preliminary contract;
• 35% second installment when reaching shell stage ;
• 20% third payment on completion of the facade;
• 10% fourth payment upon signing of Act 15;

Plan B with 10% discount
• 5000 Euro non-refundable deposit when reserving your apartment;
• 90% first installment upon signing the preliminary contract;
• 10% second payment upon signing of Act 15;

Plan C deferred payment up to 3 years
• 25 % first installment within 14 days of signing the contract with the development company ;
• Subsequent installments - a plan individually negotiated with the buyer according to its ability and desire. The maximum repayment period of housing up to 1 year after completion of the building in the complex where the apartment, with a yearly appreciation of 12% of the residual value.

In the period until the final payment of the price, the buyer is obliged to pay an annual tax and garbage fee of the property, and property insurance in the home insurance company "Allianz Bulgaria".
Ownership of the property is acquired by the buyer with a deed after full payment of the purchase price.
